What is a termite inspection and why do you need one? This is a question that you should be asking yourself if you own property in Sydney. It is often a question far from most people’s mind until it is too late.
Termites are insects that live in highly organised and structured colonies, and in the case of the most destructive subterranean species often in exceptionally large numbers. Due to their nature, there is often not many obvious signs that they are attacking a structure. If attacks to structures are going unnoticed, eventually major damage will been done to the structure leading to potentially dangerous structures, and expensive repair bills. This alone should be reason enough to ensure that regular termite inspections are undertaken at your property.
While performing pest control in Sydney, we see termite attacks on structures that are inspected every year or more frequently. In these cases, the attacking subterranean termite colony has not had the chance to cause enough damage to require an expensive repair bill. We also will be contacted by people who have not had inspections in years or have never had an inspection. In these cases, a lot of the time the repair bills will be quite large as the offending colony has been eating the structure unnoticed for long periods of time.
A termite inspection is a visual inspection to the readily accessible areas of your home for evidence of termite damage and / or termite workings or damage. It is the first step in the subterranean termite management process and should be the minimum measure homeowners should take at the least annually to keep their home safe from expensive repair bills.
A termite inspection allows the inspector to determine the status of their home and take the most appropriate actions in consultation with the homeowner to protect their home based on the detailed information of the findings and risk of subterranean termite attack. During the inspection we access all accessible areas of the structure. External, Internal, sub-floor (if that is the construction) and roof void.
Once the inspection is completed, a report is written that will include pictures of termite damage found, termite activity found, environmental conditions that were found and pictures of what may obstruct the inspection such as insulation in the roof void for example.
Standard tools for a visual inspection will include a bright torch, 3.6 meter step ladder, measuring tape, moisture meter, probe or knife and timber sounding tool and required PPE.
A moisture meter will allow the inspector to pick up excessive moisture in timer and in walls. This could indicate a water leak of some description – highly conducive condition for subterranean termite attack or in some cases if there is enough activity, active termites.
Non-standard tools that can be used and should be available are movement devices, such as Termatrac or Thermal Imaging Cameras. These tools can be highly valuable to an inspector to investigate further any concerns that the inspector may have in relation to the property without getting invasive straight away and cutting holes or drilling holes in walls.
